Advenir Azora is looking for a driven, detail-oriented Lease-Up Marketing Manager to own the full marketing lifecycle of new multifamily developments - from groundbreaking through stabilization. This role involves building marketing plans, launching communities, monitoring performance, and managing budgets while collaborating with various stakeholders.
Responsibilities:
- End-to-end marketing strategy and execution for all assigned lease-up communities, from pre-development through formal stabilization
- Pre-launch readiness: website, ILS setup, photography, drone video, 3D tours, signage, collateral, and platform onboarding (SOCi, Tour24, EliseAI, Entrata, Lineups DA)
- Weekly lead volume and conversion reviews; monthly cost-efficiency and cost-per-lead analysis by channel
- Formal 30/60/90-day performance reviews with data-driven action plans and defined targets
- Stabilization handoff - initiating the transition to the Portfolio Marketing Manager 30 days before reaching 90% occupancy
- Budget management and spend recommendations tied to leasing performance and absorption goals
- Digital channel alignment (SEO, PPC, geofencing, ILS) in collaboration with the Digital Marketing Manager
Requirements:
- Proven experience in multifamily lease-up or property marketing - you understand the full lifecycle from groundbreaking to stabilization
- Strong analytical mindset - you don't just track data, you translate it into clear recommendations with defined outcomes
- Exceptional project management skills; comfortable managing many moving parts across internal teams and external vendors simultaneously
- Hands-on familiarity with platforms such as Entrata, SOCi, EliseAI, Tour24, Apartments.com, and Zillow
- A sense of urgency - lease-up moves fast and you move faster
- Strong communication and leadership presence in stakeholder meetings, including Development, Operations, and investor partners
- Commitment to Fair Housing compliance and brand standards at every stage of approval
- Candidates located in or near Tampa, Orlando, Miami, Atlanta, Raleigh, Indianapolis, Chicago, Houston, or Dallas are strongly preferred
