Marketing Manager

CIVITAS CRES is a boutique commercial real estate firm providing advisory and brokerage services across multiple asset classes and markets. The Marketing Manager will own the firm's marketing function, developing strategy and independently executing property marketing, digital content, campaigns, events, brand stewardship, and vendor management while supporting business development.

Responsibilities:

• Design and produce institutional-quality, client-facing marketing packages for the firm’s portfolio, including offering memoranda (OMs), property brochures, teaser decks, floor plans, and deal summaries across office, institutional, retail, and industrial asset classes
• Ensure all materials are accurate, on-brand, and market-ready including financial tables and property specifications
• Manage photography, 3D renderings, and video production by coordinating with external vendors to deliver high-quality visual assets on time and within budget
• Serve as the primary marketing resource for the brokerage team across all markets. Develop pitch decks, client presentations, RFP responses, capability statements, and localized market reports that equip brokers to win and close business
• Identify and prioritize marketing opportunities for individual brokers including thought leadership, deal announcements, and market visibility and execute accordingly
• Keep firm and broker-level materials organized, current, and consistent across all active markets, enabling the team to present with confidence
• Own the firm’s digital presence managing listings on CRE platforms (CoStar, LoopNet, Crexi, etc.), maintaining the company website, running targeted email campaigns, and executing a consistent social media strategy across LinkedIn, Instagram, and other relevant channels
• Develop a content calendar that translates firm activity completed transactions, new assignments, market commentary into public-facing content that builds awareness and reinforces the CIVITAS brand
• Track performance metrics and optimize content and campaign strategy accordingly. Familiarity with SEO fundamentals, HubSpot CMS / email platforms is a plus
• Develop and execute go-to-market strategies for new listings and repositioning campaigns. Build targeted outreach plans tailored to specific buyer and tenant personas, maximizing property exposure across DC, Miami, and New York submarkets
• Conduct market research, track competitor listings, and compile demographic and submarket data to inform leasing and investment positioning. Produce periodic market reports for internal and client-facing use
• Plan and coordinate broker open houses, property tours, and networking events across all markets. Partner with brokers to drive leasing velocity and investor interest through well-executed, on-brand programming
• Support the firm’s conference participation, sponsorships, and hosted events with clear objectives tied to business development goals and consistent follow-through
• Establish and enforce brand guidelines across all touchpoints proposals, signage, email campaigns, social media, and event materials ensuring a consistent, professional aesthetic
• Manage property-level and firm-wide marketing budgets
• Source and manage external vendors including photographers, videographers, drone operators, graphic designers, and print vendors. Develop and manage property-level and firm-wide marketing budgets, tracking ROI by engagement

Requirements:

• 5 or more years of marketing experience, with demonstrated ownership of brand, content, and campaign functions
• Strong written communication skills with the ability to adapt tone and format across contexts, from professional pitch materials to social media to institutional RFP responses
• Visual design competency and demonstrated execution of polished marketing materials independently
• Proven ability to manage multiple workstreams and meet deadlines and marketing KPIs in an independent or small-team environment
• Exceptional project management skills with the ability to run multiple campaigns simultaneously across markets
• Fluency with AI marketing tools
• Commercial real estate experience not required
• US-based
• Eastern Time zone preferred
• Experience working in or marketing within the DC, Miami, or New York CRE markets
• Background supporting investment sales, tenant rep, or landlord rep brokerage teams
• Familiarity with OM preparation and financial summary formatting
• Knowledge of SEO/SEM, Google Analytics, and paid digital campaigns
• Proficiency in Adobe Creative Suite (InDesign, Illustrator, Photoshop) and/or Canva; familiarity with HubSpot CRM/email platforms
• Experience managing social media, paid digital campaigns, and SEO fundamentals
• Collaborative mindset with the ability to work closely with brokers, principals, and external vendors
• Bachelor's degree in Marketing, Communications, Real Estate, or a related field
• Existing relationships with CRE-focused photographers, renderers, or digital vendors
