Torentify is a high-end residential general contractor specializing in luxury construction projects. The Assistant Project Manager / Estimator is responsible for managing project scope throughout the preconstruction process, ensuring accuracy and alignment with project objectives.
Responsibilities:
- Own and maintain the project scope from discovery through construction handoff
- Ensure project scope aligns with drawings, site conditions, selections, pricing, and trade feedback
- Conduct site visits, field verification, and trade walkthroughs
- Document site conditions through notes, photographs, measurements, and marked-up plans
- Identify constructability issues, access constraints, and sequencing risks
- Coordinate subcontractor walkthroughs and review proposals for accuracy and completeness
- Support estimating activities, quantity takeoffs, and value engineering initiatives
- Assist with build contract preparation and project handoff documentation
- Collaborate with design teams, estimators, project managers, subcontractors, and clients
- Participate in internal meetings and client discussions regarding scope, pricing, and project planning
- Escalate scope, pricing, and constructability risks before construction begins
Requirements:
- 5–8+ years of experience in high-end residential construction, estimating, preconstruction, project management, or field coordination
- Strong ability to interpret architectural drawings, construction specifications, and subcontractor proposals
- Experience conducting site inspections and leading trade walkthroughs
- Deep knowledge of residential construction methods, sequencing, and cost drivers
- Experience with quantity takeoffs, estimating, and proposal evaluation
- Excellent organizational and communication skills
- Proficiency with Bluebeam, Microsoft Excel, and Google Workspace
- Must be based in or able to work regularly in the San Francisco area
