Role Overview
Oversee operations of owned and leased ambulatory properties; manage lease administration for third-party tenants and healthcare occupiers; support leasing process and vacancy management; reconcile CAM allocations and landlord billings; obtain annual Fair Market Value studies.
Direct day-to-day operations of staff and contractors; manage work order systems ensuring SLA compliance; coordinate maintenance, transition from reactive repairs to preventive maintenance programs; property inspections.
Ensure compliance with HIPAA, Stark Laws, Anti-kickback statutes, and Joint Commission standards; establish emergency preparedness plans; promote safety-first culture; manage incident reporting and claims.
Manage operating and capital budgets including forecasting, accounts receivable/payable, and reporting; track expenses for budget compliance; achieve cost savings through preferred vendor utilization; process invoices and collect tenant rents timely.
Manage vendor relationships and monitor performance; competitive bidding for service contracts; certificates of insurance; recruit and develop personnel; provide ongoing training and career development.
Respond to physician and tenant needs per established SLAs; communicate proactively with stakeholders; meet regularly with tenant representatives; survey tenants and create action plans; support leasing brokers with property data.
Requirements
Bachelor's degree or equivalent work experience
Valid state real estate license (required or obtained within client-defined timeframe)
7+ years property management experience; medical real estate strongly preferred
3+ years team management experience
Demonstrated healthcare facility operations and ambulatory care environment experience
Strong financial and accounting acumen; ability to interpret financial statements
Experience with real estate financial and budgeting software
Understanding of building systems, infrastructure, and maintenance processes
