Perform thorough property walk-through surveys and assessments of commercial MEP building systems nationwide. Assessments will include the review of:
Mechanical (HVAC) systems: Boilers, chillers, cooling towers, Air Handling Units (AHUs), Refrigeration systems, Cooling and Airflow Management systems, Building Automation/Management systems (BAS/BMS), etc.
Plumbing systems: Domestic water supply, sanitary waste, water heating systems, stormwater systems, etc.
Electrical systems: Switchgear, Distribution panel systems, wiring, lighting systems, emergency backup systems, green energy systems (solar, EV charging stations), etc.
Fire Protection and Life Safety: Sprinkler/fire suppression systems, fire alarms, standpipes, emergency lighting, smoke detectors, etc.
Vertical Transportation: Conveyance systems, escalators, lifts, elevator machinery, controls, cab finishes, etc.
The ability to lead single-assessor or team PCA scopes per the latest ASTM Standards within the required due diligence timeline.
Prepare detailed reports on findings for Property Condition Assessments (PCAs).
Develop proactive solutions and estimating costs to remedy physical deficiencies per ASTM Standards and Client-specific scopes of work.
Ability to communicate technical knowledge in a clear and understandable manner.
Lead MEP-focused efforts, while providing mentorship and technical guidance to junior professionals on inspection protocols, technical standards, and PCA best practices.
Collaborate with the broader Equity PCA team to ensure comprehensive and integrated assessment delivery.
Travel up to 50% of time.
Maintain continuing professional education by attending webinars/seminars, informational workshops, renewing licenses/certifications, and reviewing professional publications.
Requirements
Bachelor's degree in engineering, project management, construction management, or related field
PE License (strongly preferred)
LEED AP, CMEPM, CEM (preferred)
OSHA Certification (30 hours) is recommended.
5-10 years of proven experience in conducting on-site surveys of commercial HVAC, Plumbing, Electrical, and fire suppression systems for Property Condition Assessments (PCAs).
Strong understanding of relevant building codes, standards, and regulatory requirements.
Ability to work independently and efficiently upon receiving necessary directives.
Ability to travel in the USA and sometimes internationally.
Valid Driver’s License and U.S. Passport (when necessary).
Excellent written and verbal communication skills.
Demonstrated ability to train junior technical staff.
